Start by Finding Where the Water Came From
Trim can be damaged by a one-time event, such as an overflowing tub, a leaking appliance, or a roof leak. More often, it is caused by a slow, repeating issue: a toilet seal that seeps, shower water escaping at the corner, failed exterior caulk, condensation around a window, or a gutter dumping water against siding.
Before removing anything, inspect the area above, beside, and behind the damaged trim. In a bathroom, check the toilet base, supply valve, tub edge, shower door, and grout or caulk lines. Around windows, look for failed exterior caulk, cracked paint, roof runoff, and water marks at the top of the casing. MDF trim deserves special attention. It is smooth and affordable, but when it takes on enough water, it can puff up and lose its strength. Swollen MDF generally does not return to its original shape after drying, and patching it often produces a short-term result.
You should also plan to remove trim if there is staining or softness in the drywall behind it. The visible board may be the smallest part of the issue. A musty smell, black spotting, loose flooring, or a wall that feels soft near the baseboard calls for a closer inspection before closing the area back up.

A lasting repair follows a straightforward order: stop the water, dry the area, remove damaged material, repair what is behind it, then install and finish new trim. Skipping a step is where most failed repairs begin.
Dry the area before making decisions
Do not rush to paint or install new material while the wall, floor, or framing is still damp. Run ventilation, use fans and a dehumidifier when needed, and allow time for the area to dry. Surface dry is not always truly dry. Water can remain at the bottom of drywall, inside a wall cavity, or beneath flooring.
For a small, contained leak caught quickly, drying may take a day or two. A long-term leak or a larger water event may require removing trim and a section of drywall so the cavity can dry properly. This is one place where it depends on the extent of the moisture, not just how the room looks after cleanup.
Remove trim without damaging more than necessary
Score the paint line along the top edge of the trim with a utility knife. This helps keep the wall paint and drywall paper from tearing away when the board comes loose. Use a thin pry bar and a wide putty knife or scrap piece of wood to spread pressure across the wall.
Work slowly, especially with door casing and baseboards that may be reused. Pull the trim away a little at a time rather than forcing one end. If the board is damaged beyond saving, careful removal still matters because it keeps the drywall and nearby flooring from taking more damage.
Once the trim is off, inspect the back of it and the wall behind it. Look for softened drywall paper, damp insulation, corrosion on fasteners, or dark staining. Check wood framing or subflooring with a screwdriver. Sound wood feels firm. If it is soft or easily penetrated, the repair may need to go beyond trim work. In bathrooms, laundry rooms, entryways, and other areas that regularly see moisture, moisture-resistant materials deserve consideration. PVC trim does not rot, making it useful in high-exposure locations, though it can cost more and may require different installation techniques. Solid wood can perform well when properly primed and painted on all sides. MDF provides a clean painted finish but is generally a poor choice where repeated water exposure is likely.
For exterior trim, use material rated for exterior conditions and follow proper flashing, sealing, and painting practices. Caulk is useful at joints and gaps, but it should not be asked to solve a flashing or drainage failure.
Install, caulk, prime, and paint for protection
Cut replacement trim carefully and dry-fit it before fastening. Nail it into solid framing or use the right fasteners for the application. Keep consistent reveals around doors and windows, and make sure baseboards sit flat against the floor without forcing them over uneven material.
Fill nail holes, caulk small paintable gaps, and allow repairs to cure as directed. Prime raw wood, cut ends, patches, and repaired areas before painting. For the best protection, paint all exposed faces and edges. In wet areas, a quality bathroom-rated paint helps, but it is still not a substitute for fixing leaks or keeping standing water off the trim.
Common Mistakes That Lead to Repeat Damage
The most common mistake is replacing trim before confirming that the leak is fixed. The next is painting swollen MDF and hoping it will flatten out. It will not. Another frequent problem is applying caulk over wet materials, which can trap moisture behind the repair.
Homeowners also sometimes remove baseboards after a leak, see no obvious mold, and reinstall them right away. If the wall or floor is still damp, that decision can hold moisture in place. Allow drying time and inspect the hidden areas. A repair that takes an extra day is usually cheaper than reopening the wall a month later.
Finally, do not ignore recurring stains near windows, exterior doors, or ceilings. Those marks often point to an outside issue that will continue damaging interior finishes until the exterior is corrected.
